An Yu-jin, leader of the girl group IVE, has been confirmed to have won a general-sale unit draw for “D.H. Bangeo,” an ultra-luxury reconstruction development located in Bangeo-dong, Seocho-gu, Seoul.
“Premium mega-complex” with price-cap rules applied and no requirement to live on site
According to real estate and sales industry sources on the 10th, An Yu-jin has made a final win in the allotment lottery for the general sales units of “D.H. Bangeo,” which is scheduled for move-in in September. The development, created through the Bangeo 5th District housing reconstruction and redevelopment project, has been branded with Hyundai Engineering & Construction’s high-end line, and is considered a landmark complex totaling 3,064 households. In particular, because a price-cap system was applied, units were offered at more reasonable prices than nearby market rates. With no requirement to live in the unit, it drew major attention in the housing market as “lotto-style subscriptions,” a bid that relieves buyers of the burden of financing.
Of the total general-sale allocation, about 215 units were assigned through draw-based selection, independent of points, giving opportunities even to younger households in their 2030s who have lower points. Analysts say An Yu-jin threw her subscription passbook into the pool for units supplied under the required draw-selection ratio by exclusive area in regulated areas, and won the lottery. Specific winning unit sizes or whether she will actually move in have not been disclosed yet.
Potential market-value gain of up to 1.8 billion won… Sales price in the 84㎡ range in the 2.2 billion won bracket
The real estate industry is paying close attention to the large market-value gain An Yu-jin could reap from this win. The sales prices for “D.H. Bangeo” are 1.775 billion won at most for 59㎡, 2.243 billion won for 84㎡, and 2.762 billion won for 114㎡. By contrast, the most recent actual transaction price for a new apartment in the vicinity with 84㎡ has surpassed 3.6 billion won, while asking prices are set at around 4.0 billion won. If An Yu-jin won a unit in the 84㎡ category, she could expect a gain in market value ranging from at least 1.5 billion won to as much as 1.8 billion won.
Meanwhile, beyond the real estate market, An Yu-jin, who has become the focal point of public attention, is also standing out in her main job as a singer. Her group IVE successfully led its first world tour, “SHOW WHAT I HAVE,” demonstrating broad popularity on the global stage.
